Buying in Valencia: the back story
The back story
About Buying in Valencia: the back story
Buyers in Valencia choose between very different cities. In the Eixample around Colón and the Pla del Remei, apartment buildings of the early 20th century line wide streets close to the shops. In Ciutat Vella, flats occupy old palaces and houses in the lanes. By the sea, El Cabanyal’s tiled fishermen’s houses sit a few streets from the beach. And along the Turia and near the City of Arts and Sciences, newer apartment buildings look over the gardens.
Where people buy
The Eixample and the Pla del Remei for central flats; Ciutat Vella for old buildings; El Cabanyal and Malvarrosa for the beach; the Turia and the City of Arts and Sciences for newer building.
The rules
Foreign buyers need an NIE (foreigner identity number). Purchases are signed before a notary and recorded at the Land Registry. Resale homes pay the property transfer tax (ITP), set by the Generalitat Valenciana; new builds pay VAT instead.
Read our buying-property page, and take independent legal advice before you sign.
Agents
Estate agents working in the Comunitat Valenciana must be on the Generalitat’s Registro de Agentes de Intermediación Inmobiliaria (Decree 98/2022); ask for the registration number.
Our advice: use a registered agent, and a lawyer who works for you, not the seller.
